Meet Lori
A horse property is not a house with a fence around it.

I'm Lori Ross, a Broker Associate with eXp Realty in Arizona. With decades of experience in the Valley, I specialize in horse properties, particularly in North Scottsdale and the surrounding equestrian communities. My focus is helping buyers and sellers navigate the parts of equine real estate other agents skip, from acreage and zoning to arena space, barns and trail access.

As a full-time REALTOR® with a background in land use and personal horse ownership, I understand what equine clients actually need. Whether you're looking for a gentleman's farm, a full equestrian facility, or an executive estate with horse privileges, I know the zoning, the land requirements, the arena space, and everything else that comes with keeping horses in Arizona.

I don't operate on volume. You'll never feel like just another transaction. I work closely with a select number of clients so the process stays clear, calm and successful, from community amenities down to where the good riding trails are.

How I Help

The equestrian details, checked before you fall in love.

Most of what makes or breaks a horse property never shows up in the listing photos.

Zoning & Horse Privileges
What the county and the community actually allow: number of horses, boarding, commercial training, setbacks and manure management.
Usable Acreage
Acreage on paper versus land you can really turn out, ride, and build on once washes, slope and easements are accounted for.
Barns, Stalls & Arenas
Barn layout and ventilation, stall count, footing and arena size, turnouts, wash racks, tack and hay storage.
Water, Power & Access
Well, shared well or city water, irrigation, power to the barn, and whether a truck and trailer can get in and turn around.
Trail & Community Access
Direct access to open desert, bridle paths and regional trail systems, plus which communities keep them protected.
Selling An Equestrian Property
Pricing and presenting a horse property to the buyers who value the improvements, instead of the ones who see a big yard.
The Difference

Bought wrong, a horse property is expensive to fix.

Zoning that caps your herd, a wash cutting through the only flat acre, an arena with the wrong footing, or a driveway a trailer can't turn in. These are the questions I ask before you write an offer, not after.

In Their Words

What clients say.

Reviews published on Lori's own client review page.

I have had the pleasure of working with Lori Ross in our real estate purchase. She guided us from selection on areas when looking for land and builders to existing homes. Once we decided on the home for us, she managed the entire transaction as we were out of state. Lori's breadth of knowledge in all aspects of real estate is beyond vast. I cannot recommend Lori Ross more.

Alexandra W.Arizona

Lori does a great job listening to clients' needs, helping them find the right home for the situation. She is one of the most experienced agents I have met when looking for horse property.

Lori goes above and beyond as a true consummate professional, a trait that seems more and more rare to find in the real estate business. You will definitely appreciate how thorough and effective Lori is as she applies her extensive knowledge and experience to carefully handle your transaction.

Heather S.Arizona

Lori is very thorough and detail-oriented. From sending us listings, negotiating our contract, assisting us in finding professionals for inspection details, to renegotiating for issues found, Lori was with us every step of the way. We are so appreciative of her stellar service.

Frequently Asked

Common questions.

What areas do you cover?

Maricopa County, Arizona, with a focus on North Scottsdale, Cave Creek, New River, Rio Verde and North Phoenix. If your target area isn't listed, ask.

Do you only work on horse properties?

Equestrian property is my specialty and the majority of my work, including everything from horse-privilege homes to full training and boarding facilities. I also represent buyers and sellers on non-equestrian homes.

What size properties do you work with?

Generally one acre and up, which is where horse keeping becomes realistic in most of Maricopa County. Requirements vary by zoning and community.

How do I know a property allows horses?

Horse privileges depend on county zoning, parcel size and any HOA or deed restrictions. I verify all three before you go under contract, including limits on the number of horses and on boarding or training.

I'm relocating from out of state. Can you help before I arrive?

Yes. I regularly work with out-of-state buyers, previewing properties and handling due diligence so you fly in for the right ones.

Are you licensed anywhere besides Arizona?

Yes. I'm licensed in Arizona (BR685642000) and in Michigan, and I have long-standing experience in the Michigan equestrian market as well.

How many clients do you take on?

A deliberately small number. I don't work on volume, so each client gets direct, individual attention from start to finish.

How do I get started?

Fill out the form above, or call or text 602-538-1998. You can also email [email protected] to schedule an equestrian consultation.
